Project and Site Management of 94 VPO in Motril (Granada) 2008

The proposal organizes an irregular 5,443.82 m² site designated for Special Regime Social Housing and tertiary commercial use through the arrangement of three isolated residential blocks. The layout responds to the parameters established by the SUS-MOT5 Partial Plan, resolving setbacks, separations, maximum façade lengths, and the site’s level differences, with an approximate 3.50-meter slope between the eastern and western edges.

Two longer residential blocks are positioned to the north and south, each consisting of a ground floor plus four upper levels and two entrance cores. The third block, wedge-shaped and located toward the west, rises to a ground floor plus five levels, completing the relationship with the surrounding streets. This configuration frees a large central garden conceived as a shared space for gathering, recreation, and neighborhood interaction.

The architecture is defined by compact volumes and sober façades, organized through vertical openings and a clear contrast between the white upper surfaces and the grey base plinth. The separation between blocks promotes natural lighting within the dwellings and allows pedestrian circulation to unfold through landscaped areas, vegetated shade, and platforms adapted to the site’s topography.

The complex combines residential efficiency, constructive clarity, and environmental quality. The dwellings are organized around entrance cores serving four units per floor, predominantly consisting of three-bedroom typologies, together with several four-bedroom units designed for larger families. The project integrates the buildings into an open, permeable, and landscaped urban environment.
