Project and Construction Management of 81 homes in Valdemoro (Madrid) 2012

The planned building includes 81 homes with common areas, a commercial space on the ground floor, 28 storage rooms in the basement, underground parking (122 spaces), installation spaces, and reserved space for a transformer center on the ground floor.

It is a purely urban project where the priority has been to find an architectural solution that allows achieving a high building density on a plot with little front and significant depth. For this, it was decided to introduce courtyards for the ventilation of kitchens and staircase cores. This has also allowed us to optimize common spaces, making them attractive with minimal surface impact.

The facades, in light exposed brick, are crossed by continuous horizontal bands that include windows and blind panels, both in dark-colored lacquered aluminum. In this way, by using only two materials, the ensemble is given unity, emphasizing its horizontality and facilitating its integration into the urban fabric.

The homes are organized into two building blocks, with a private area of the plot, landscaped and accessible both from the public road (pedestrian street) and from both blocks. All interior routes are adapted for use by people with reduced mobility.

Block one has two portals facing the Duque de Ahumada square on the ground floor, and the homes are organized around two staircase and elevator cores from the first floor to the attic. Block two has a single portal facing the access area to the interior plot space, connected to respective staircase and elevator cores from the ground floor to the attic. The commercial space is located on the ground floor of block one, facing the Duque de Ahumada square.

The underground parking is organized over two and a half floors due to the existing slope on the plot. Access is provided by two one-way routes, one located in the Duque de Ahumada square and the other on the pedestrian street. The building has 28 storage rooms linked to the homes, located in basement levels 1, 2, and 3.
