The project is conceived as a mixed intervention that combines the refurbishment of the existing offices with the introduction of a new elevated rectangular volume arranged parallel to the railway line. This new element, cantilevering above the current buildings, optimizes the occupation of the site while consolidating a recognizable corporate image, integrating the company\u2019s administrative, representative, and social spaces into a single architectural ensemble.<\/p>\n
Natural light becomes a key component of the project, resolved through a double-skin envelope system. The primary enclosure guarantees thermal and acoustic insulation, while the secondary layer of horizontal louvers acts as a solar filter, regulating daylight penetration and preventing overheating. This system generates interior spaces with homogeneous and controlled lighting conditions, suitable for the intensive use associated with office environments.<\/p>\n
Circulation is clearly organized from the main entrance at ground-floor level, establishing a direct relationship between the refurbished existing building and the new elevated volume. The program \u2014 including offices, executive spaces, meeting rooms, and representative areas \u2014 is articulated vertically through a functional hierarchy that facilitates orientation and optimizes internal flows, avoiding interference between uses.<\/p>\n
From a constructive perspective, the building adopts rational and efficient solutions. The structure is resolved through reinforced concrete frames and prestressed slab systems, prioritizing modular coordination, ease of construction, and durability. The fa\u00e7ade combines a traditional cavity wall system with a metal substructure supporting the external louvers, creating a ventilated fa\u00e7ade that improves energy performance while reinforcing the technological image of the complex.<\/p>\n
The context, defined by a large-scale agro-industrial environment and the proximity of railway infrastructure, strongly conditions the building\u2019s implantation. The proposal responds by elevating the new volume in order to free the ground plane and maintain the operability of the existing facilities, while adapting to the urban planning conditions established by current regulations. In this way, the architecture establishes a balance between productive functionality and corporate identity, integrating into the industrial landscape through a contemporary architectural language.<\/p>\n
